Regulatory plan for Marijin Dvor contrary to the valid Urban Plan, complaints to follow

(Patria) - The Cantonal Organization of SDA Sarajevo held a press conference where they warned about, as they claim, irregularities in the Draft Decision on the Adoption of the Regulatory Plan "Quadrant C – Marijin Dvor".

Faruk Kapidžić, president of KO SDA and a parliamentary representative, emphasized that the proposed plan is being adopted outside the valid Urban Plan of the City of Sarajevo, stressing that the existing plan remains in force until a new one is adopted.

Speaking about the history of this project, Kapidžić recalled that amendments to the plan began back in 2010, but were never fully completed. The draft was adopted in 2020, but not implemented because he, as the responsible minister, did not give consent for it to proceed. After the arrival of the new government in 2021, the Trojka actively continued to work on it.

According to him, the amended plan significantly deviates from the one from 2003 and is not aligned with the valid Urban Plan. Although a public debate was held, the remarks of citizens and institutions were not taken into account.

"The changes are minimal and mainly relate to reducing the square footage of one building, but the plan has been fundamentally worsened and a fraud is being prepared," said Kapidžić.

He particularly emphasized that the decision on implementation clearly defines the maximum number of floors and height of buildings, which cannot exceed 50 meters, corresponding to a height of about 14 floors.

Kapidžić also warned about, as he claims, controversial plans related to the construction of buildings in park areas, stating that the investor could gain additional construction rights after taking ownership of certain parcels.

"If this plan is adopted, we could have building permits issued by the elections. Mayor Benjamina Karić doesn't even need the Council for that. We must also say that if this horror is voted through tomorrow, we will immediately file complaints with the investigative bodies," he announced.

SDA claims that the implementation of the plan could have negative consequences for the health of the citizens of Sarajevo Canton. They add that their position is not political, but based on the opinions of the professional public. They have also received support from DF, SBiH...

"We requested opinions from the University of Sarajevo, the Faculty of Architecture, PMF, and the Association of Architects, and all of them stated that they are absolutely against this project," stated Kapidžić.

SDA concludes that this is a plan that should not be adopted in its proposed form.
