Apartment square meter in Belgrade goes over 10,000 euros

(Patria) - In the first quarter of this year, the trend of stabilization and calming of the real estate market, which marked the entire last year, continued in Serbia, according to the report of the Republic Geodetic Authority (RGZ).

In addition to the calming of real estate market activities, the first quarter saw a more moderate increase in apartment prices across Serbia, the report states.

The total number of sales transactions in the real estate market in the first quarter of 2024 was 29,108, which is one percent less compared to the first quarter of 2023.

The largest share in the total real estate turnover was the sale of apartments (834 million euros), with a participation of 56 percent of the total turnover value.

122.5 million euros were allocated for houses, 114.6 million euros for building land, 72.6 million euros for commercial premises, and 64.6 million euros for agricultural land.

Regarding the payment method, seven percent of all traded real estate was paid for with loans, which is one percentage point less than last year, and apartments were most frequently paid for with loan funds (a total of 18 percent).

The highest prices for apartments were achieved in Belgrade, where the most expensive square meter was sold for 10,350 euros at the Belgrade Waterfront location, while the largest sum was paid for an apartment with a total area of 188 square meters, amounting to 1,226,888 euros in Savski venac.

The most expensive house was sold in the Savski venac municipality (city of Belgrade) for 3,182,000 euros.

The most expensive parking space paid for in the first quarter cost 73,000 euros, the report adds.
