Square metre of luxury house in Dubrovnik city centre costs an unreal €27,000

(Patria) - Although no one is surprised anymore by the astronomical prices per square metre of residential space in Dubrovnik, there are still examples that make one's head spin.

One such example comes from the historic core, where a luxury property of 175 square metres is being sold for a dizzying €4.75 million, or €27,140 per square metre, reports Dubrovački vjesnik.



The location is truly first-class on Stradun, in Boškovićeva Street. The house, dating from the 17th century, has been completely renovated and restored, and is adorned with stone decorations, wooden beams and original windows, perfectly integrated into a modern design.

According to the description of the real estate agency Dream Estates Croatia, which is selling this lavish property, the unique property spans four floors. On the ground floor are the main entrance, a laundry room, a storage room and a guest toilet. An internal staircase leads to the second floor, which offers an elegant open-plan living room, a modern kitchen and a dining room.

This floor has several windows that provide plenty of light during the day. On the third floor there is a hallway and two luxury bedrooms with their own bathrooms. The attic consists of a large bedroom with a bathtub and a separate bathroom. The property is equipped with the highest quality appliances and luxury furniture and is sold as such.

Although this price per square metre sounds truly high, it is a luxuriously renovated house where reportedly just the furniture is worth around one million euros.

Slightly less per square metre is asked for an apartment in Lapad, approximately 92 square metres for €720,000. The future tenant, if they want a parking space, would have to pay an additional €30,000 for a garage or €25,000 for an outdoor parking space.

As stated, the apartment is in an exceptional location and offers everything needed for a high standard of living: beaches, the best restaurants, the city's business centre, a marina and excellent transport connections.



Dubrovnik is known as one of the most expensive cities in Croatia when it comes to real estate prices. Browsing through offers on advertisements, it is not difficult to find houses and apartments whose prices make one's head spin.

One such property is an exclusive villa in the first row by the sea on Koločep, with an area of 309 square metres, built in 2019 on a plot of 1,333 square metres. Its price is €3.5 million.
